1. Booking & Payment Terms

Bookings are confirmed only once the required payment has been received in cleared funds.

Payment structure:

• 50% of the total booking amount is due at the time of booking.

• The remaining 50% is due 90 days prior to arrival.

If the remaining balance is not received by the due date, the reservation may be cancelled.

We accept payment via Stripe, Wise, or direct bank transfer (EFT), depending on the nature of the transaction.

All prices are quoted in Japanese Yen (JPY) unless otherwise stated.

For bank transfer payments, bookings are confirmed only once cleared funds are received. We do not hold dates pending payment.

2. Cancellation Policy

All bookings are non-refundable.

Any amount paid is non-refundable.

If a guest cancels prior to paying the remaining balance, the unpaid balance will not be charged. However, any amount already paid will be retained.

We strongly recommend guests obtain comprehensive travel insurance to cover unforeseen circumstances.

3. Security Deposit

A refundable security deposit of AUD $1,000 is required for each stay.

The security deposit must be paid by:

• Cash (AUD), or

• Bank transfer (AUD), or

• The equivalent amount in Japanese Yen (cash or bank transfer).

If paid in Japanese Yen, the deposit will be returned in the same currency.

The security deposit may be used to cover:

• Damage to the property

• Missing items

• Excess cleaning required beyond normal use

• Breach of house rules

If no issues are identified at check-out, the deposit will be refunded in full.

For bank transfer payments, refunds will be returned to the originating account and may take several business days to process depending on the financial institution.

4. Optional Extras

Optional services such as lift passes or approved additional guest fees may be purchased separately.

Lift passes are non-refundable once issued.

Additional guest fees must be agreed in advance and paid prior to occupancy.

Optional extras are payable at the time of purchase and are non-refundable once delivered.

5. Delivery of Services

Corduroy provides short-term accommodation services located in Tangram, Nagano, Japan.

Access to the property is provided on the confirmed check-in date.

Optional services, including lift passes, are arranged locally during the guest’s stay.

No physical goods are shipped.

6. Guest Responsibilities

Guests agree to:

• Comply with maximum occupancy limits

• Follow all house rules

• Maintain the property in good condition

• Pay for any approved additional services

Failure to comply with these terms may result in termination of the stay without refund.

7. Limitation of Liability

To the maximum extent permitted by law, the operator is not liable for:

• Loss, theft, or damage to personal belongings

• Injury sustained during the stay

• Interruptions caused by weather, resort closures, power outages, transport disruptions, or circumstances beyond reasonable control

Guests participate in skiing and snow-related activities at their own risk.

8. Governing Law

These terms are governed by the laws of Japan.

Any disputes arising in connection with a stay at Corduroy shall be subject to the jurisdiction of the courts of Japan.
